PROPERTY LETTINGS
Letting your property
Blue Ribbon Properties offer a residential letting service
We provide two services within our lettings department.
STRAIGHT LET ONLY
- We will advertise your property as necessary. We will not charge you for such advertising.
- We will erect a To Let board if required (highly advisable to obtain the widest choice of tenants).
- We will negotiate the rent and other terms with prospective tenants.
- We will take up credit references.
- We will prepare the tenancy agreements.
LET and MANAGEMENT
- We will collect the monthly rent.
- We will arrange for necessary repairs and other items of expenditure to be carried out and settle invoices on same. Where clients are abroad or not readily contactable, we will use our discretion on all such matters. We may also, at our discretion, arrange for minor repairs to be carried out or approve other items of expenditure, up to a maximum of £150.
- We will arrange for an annual gas safety check to be carried out.
- We will carry out inspections to the property. We will not be responsible for reporting any structural, hidden or technical faults.
- We will check the inventory and condition of the property upon termination of the tenancy before releasing the deposit. Where the clients are abroad or not readily contactable, we will use our discretion on all such matters. As to our liability, we will refer to item 15 below.
- For Landlords resident abroad, we will deal with the Inland Revenue as required.
- We will promptly remit to the Landlord all cleared monies received, and send monthly statements showing receipts and expenses.
- We are members of the Tenancy Deposit Solutions scheme – safeguarding tenants' deposits.
